Polished Concrete

The real thing — mechanical polishing to a glass finish.

IDEAL FOR

Collector car garages, aircraft hangars, luxury residences, commercial showrooms.

True mechanical polishing using progressive diamond tooling. The concrete is ground through a sequence of grits — typically starting at 30 or 50 mesh and finishing at 800, 1500, or 3000 depending on the specified sheen level — with densifier applied at the appropriate stage to chemically harden the slab.

The result is a floor that is part of the concrete itself, not a coating applied on top. It doesn't peel, chip, or yellow. It reflects light, shows the natural aggregate of the slab, and improves with age when properly maintained.

Available in matte (400 grit), satin (800 grit), and glass (1500–3000 grit) finishes. Finish selection depends on the space, the lighting, and the aggregate in the slab — we discuss options during the consultation and bring samples so you can see the difference before committing.

Grind & Seal

Exposed aggregate, protected surface — at a lower price point.

IDEAL FOR

Residential garages, workshops, light commercial spaces, budget-conscious projects.

Grind & seal is a more economical alternative to full mechanical polishing. The concrete is ground to expose the aggregate and create a consistent surface, then sealed with a penetrating or topical sealer to protect the slab and provide sheen.

The result is a durable, attractive floor that performs well in garages, shops, and commercial spaces where the full cost of mechanical polishing isn't warranted. It does not achieve the same depth of reflectivity as a true polished floor, but it is significantly more durable and better-looking than bare or painted concrete.

Sealer selection depends on the use case — penetrating sealers for maximum durability, topical sealers for higher sheen. We'll recommend the right option for your space.

Concrete Restoration

Bring an existing floor back to where it should be.

IDEAL FOR

Any existing polished, sealed, or coated concrete floor that needs to be corrected or refreshed.

Existing polished or sealed floors that have been damaged, neglected, or improperly finished can be restored. The process depends on the current condition of the floor — some restorations require re-grinding from scratch, others require targeted repair followed by re-polishing.

Restoration is almost always more cost-effective than tearing out and replacing a slab, and in many cases the restored floor performs better than the original because the underlying issues are corrected in the process.

Common restoration scenarios: floors that were polished by others and never achieved the right finish, floors damaged by chemical spills or heavy equipment, and floors where a previous coating has failed and needs to be removed.

Polished Concrete Maintenance

Protect the investment you've already made.

IDEAL FOR

Any existing polished concrete floor, particularly high-value collector garages and commercial spaces.

A polished concrete floor is a long-term asset. Scheduled maintenance keeps it performing at the level it was built to — and extends the life of the surface significantly.

Maintenance typically involves re-applying densifier, re-polishing to restore sheen, and re-sealing the surface. The frequency depends on traffic, use, and the original finish level. Most residential and collector garage floors require maintenance every two to five years. High-traffic commercial floors may need annual attention.

We provide an honest assessment of what your floor needs and schedule maintenance on a cycle that makes sense for the space — not more often than necessary.

Slab Correction & Flatness

The step most contractors skip — and why it matters.

IDEAL FOR

Any project where surface quality matters — collector garages, luxury residences, commercial showrooms.

High spots, low spots, lippage between slabs, and out-of-flat conditions need to be corrected before finishing begins. Skipping this step means the final polish will follow the surface irregularities of the slab rather than correcting them — and the result will show it.

Slab correction involves grinding down high points and filling low areas to bring the surface within tolerance. For collector garages and showroom-quality floors, this is not optional. It is the foundation of the entire job.

This service is also performed as a standalone scope for contractors who need a slab prepared for a new coating, flooring installation, or other finish system.

Concrete Grinding & Surface Prep

The right substrate for whatever comes next.

IDEAL FOR

New construction, renovation projects, coating removal, flooring prep.

Slab preparation for new coatings, polishing, or flooring installation. We remove existing coatings, adhesives, tile, glue, and surface contaminants, then grind and profile the slab to the correct specification for the next system.

Profile is measured in CSP (Concrete Surface Profile) and needs to match the requirements of the coating or finish being applied. We grind to the specified CSP and confirm the surface is clean, flat, and ready before the next trade takes over.

This is also the correct first step for any polishing project — proper surface prep determines the quality of everything that follows.
