What's the difference between polished concrete and an epoxy coating?
Polished concrete is the slab itself — ground and refined with diamond tooling until the surface is hard, dense, and reflective. Nothing is applied on top. Epoxy is a coating that sits on the surface and can peel, chip, or delaminate over time, especially in garages with temperature swings and tire traffic. Polished concrete gets harder with age. Epoxy does not.
How long does it take to polish a garage floor?
A standard two-car garage typically takes one to two days depending on the condition of the slab and the finish level requested. Larger collector garages or spaces requiring slab correction work take longer. We give you a realistic timeline during the consultation — not a number designed to win the bid.
Can you polish concrete that already has cracks or damage?
Yes. Cracks and surface damage are assessed during the initial walkthrough. Minor cracks are filled and blended as part of the process. More significant structural issues are addressed through slab correction before polishing begins. In most cases, a restored and polished floor looks better than the original — because the underlying problems are actually fixed rather than covered up.
What sheen level is best for a collector car garage?
Most collector garage clients choose a glass finish (1500–3000 grit) because it shows the floor at its best and photographs well. That said, the right finish depends on the lighting in the space, the aggregate in your slab, and personal preference. We bring samples and discuss options during the consultation so you can make an informed decision before any work starts.
Do you work on aircraft hangars?
Yes. Aircraft hangars are one of our specialty project types. We've polished hangars ranging from single-aircraft private facilities to larger multi-bay spaces. The considerations for a hangar floor — fuel resistance, flatness, reflectivity for lighting — are well within our scope.
How much does polished concrete cost?
Pricing depends on square footage, current slab condition, finish level, and any repair or correction work required. We don't publish flat rates because a quote without seeing the slab isn't worth much. What we can tell you is that polished concrete is competitively priced against quality epoxy systems — and it outlasts them significantly. Call or send a message and we'll schedule a walkthrough.
Will polished concrete hold up under heavy vehicles and equipment?
Yes. Properly polished and densified concrete is one of the hardest floor surfaces available. It handles vehicle traffic, jack stands, lifts, and heavy equipment without issue. The densifier applied during the polishing process chemically hardens the slab to a level that bare concrete never reaches on its own.
How do I maintain a polished concrete floor?
Day-to-day maintenance is simple: sweep or dust-mop regularly, clean spills promptly, and use a pH-neutral cleaner for wet mopping. Avoid acidic cleaners. Most residential and collector garage floors benefit from a professional re-polish and re-seal every two to five years depending on use. We'll give you an honest maintenance schedule based on your specific floor and how you use the space.
Can you match a specific color or stain the concrete?
We can apply integral dyes and stains as part of the polishing process to introduce color while maintaining the polished finish. The result is a tinted floor that still shows the natural character of the concrete rather than a solid painted look. Color options are discussed during the consultation.
Do you travel outside the Vancouver, WA and Portland, OR metro areas for the right project?
For the right project — yes. Large collector garages, automotive museums, and aircraft hangar projects outside our primary service area are considered on a case-by-case basis. If you have a significant project and you're not local, reach out and describe it. We'll tell you honestly whether it makes sense.
